Lower Conchas Chinas, Lower CC, is the oceanfront half of Conchas Chinas, the Beverly Hills of Vallarta: everything on the beach side of the Carretera a Barra de Navidad, from Playa Conchas Chinas's rocky coves and tide pools to the Lindo Mar hotel with La Playita, the only sit-down restaurant on the sand, and the Hotel Conchas Chinas and Hyatt Ziva at the south end. Upper Conchas Chinas is the hillside north of the highway. Calle Santa Barbara is the walkable spine, and the pedestrian Easy Street drops from the highway to the coves.
The stock is condos over houses: the Indah towers and V Conchas Chinas on the beachfront, Carmelina, six units in a 1968 building relaunched in 2026, Villas Banderas and Grand Miramar with the Eugenia rooftop restaurant on the highway corridor, Riviera Amapas where it meets Amapas, and a few trophy beach villas. Buyers are American and Canadian second-home owners, retirees and seasonal renters; there is no street life, no grocery, no bank, and the Romantic Zone is five minutes by car or a twenty-five to thirty-five minute walk along Los Muertos beach and the coastal trail.
Practical points. The failure modes are hillside ones: slope drainage, retaining walls and rockfall. Side streets are steep cobblestone and cove access is by rough stone stairs with no lifeguard. The highway is the only road in and out. Foreigners hold through a fideicomiso; older buildings carry aged reserves and varied rental rules, so ask for the reglamento and twelve months of dues, and verify a unit's actual sightline rather than the render.
