Mismaloya is the film-history fishing cove on the South Shore, about 17 kilometres and thirty minutes south of the Malecón on Highway 200, where John Huston shot The Night of the Iguana in 1963; the set ruins are fenced and closed. Los Arcos National Marine Park lies just offshore, the region's snorkel and dive site. The hillside above holds Lomas de Mismaloya, whose prices per square foot run forty to sixty percent below Upper Conchas Chinas, which is the value case for the whole pocket.
Buyers are value seekers who want the jungle and the bay without Conchas Chinas prices, and rental investors near the Barceló resort. The cove has no lifeguard, with a drowning recorded in August 2026; guards at the old set have been reported soliciting cash. Dinner and groceries mean the drive to town, closed comparables here have landed well under asking after long days on market, retaining walls and hillside drainage want a rainy-season look, and foreigners hold through a fideicomiso.
