Upper Conchas Chinas, Upper CC, Conchas Chinas Alta, is the trophy hillside north and inland of the Carretera a Barra de Navidad, climbing the Sierra from two entrances off the highway, the first and the second, to the Mirador Conchas Chinas some 280 metres above the road; Lower Conchas Chinas is the beach side. No beach and no plaza: the pockets are the Paseo de los Delfines hillside with Lofts Delfines, Villas Montemar and Casa Tortugas, Paseo de las Almejas with Villas La Iguana, Villas Karla and Casa Delfines, the Rinconada de las Madre Perlas with Condo Caracol, and the gated Real de Conchas Chinas on the upper ridge with 24-hour security, about eleven estate lots, Villa Ventanas al Mar and Hacienda de los Santos. Los Arcos is in view to the south.
Houses over condos at the top of the market, villas from two and a half to five million dollars and condos from the mid four hundreds, at about fifteen units per hectare against forty in the urban core: American and Canadian luxury second-home owners and retirees, seasonal high-end renters, a very small permanent Mexican presence. There is no corner store, café, school or clinic on the ridge; dinner and errands are a drive down to Basilio Badillo, five to ten minutes, where Hospital CMQ City Center also is; the beach walk is Calle Santa Bárbara down to Lower Conchas Chinas; the airport is thirty minutes or more.
Practical points. On 10 August 2021 Calle Santa Bárbara at the Amapas edge gave way in heavy rain, taking part of the road and a building under construction down the slope, and that event shapes insurance today; lots run grades of fifteen to forty percent and premiums vary with slope. The municipal code treats these streets as steep-grade zones, capping height at ten metres and requiring separate permits for retaining walls, so a missing paper trail on a resale is a flag. Buildings span 1945 to four years old, so reserves and rental rules are not comparable; foreigners hold through a fideicomiso, forty-five to ninety days for a new trust.
