About Zona Romántica (Old Town)
Zona Romántica (Old Town) — the MLS calls it Centro South, a name nobody in Puerto Vallarta uses — is everything south of the Río Cuale. Buyers say Zona Romántica, the Romantic Zone or Old Town, and they mean the flat nine-by-nine grid of the Emiliano Zapata colonia: Los Muertos Beach and its sail-shaped pier, Olas Altas, the restaurants of Basilio Badillo, the Saturday market at Lázaro Cárdenas park, the galleries and cabarets that make this one of the most gay-friendly districts in Latin America. Almost every listing in the area is a condo, and most of the new construction is here.
The other communities are the hillsides. Alta Vista climbs straight up behind the grid on cobblestone lanes and stairs: older villas, small condo buildings, bay views, quiet nights and a ten-minute walk down to the beach. El Caloso, Las Canoas, Las Peñas, Buenos Aires, Benito Juárez and Paso Ancho are the workforce neighbourhoods further up the river valley, cheaper, with almost no tourist services.
Practical points. The airport is about ten kilometres north, ten to fifteen minutes off peak and closer to forty when a cruise ship is in. Downtown and the Malecón are a short walk across the river. Streets are cobblestone, parking is scarce, and off-street parking commands a premium. In pre-construction buildings ask for the escrow terms, the delivery date and the registration; in resales ask for twelve months of actual HOA dues. On the hillsides ask about slope drainage and retaining walls rather than flooding.
