Alta Vista, Altavista, the hillside ladder, is the steep colonia directly above Emiliano Zapata on the south bank of the Río Cuale: Prolongación Púlpito is the spine, Calle Insurgentes 466 the western edge, and Cafeto, Cerrada del Bosque, Nacoa, Valerio Tijano, Javier Mina and Jacarandas the cobblestone lanes and stairs between; El Caloso and Las Canoas lie in the foothills east, Amapas and Conchas Chinas up the Sierra to the south. Hospital Medassist on Manuel M. Diéguez with its 24-hour emergency room sits inside the colonia. Lower Alta Vista, around Púlpito and Insurgentes, is five to ten minutes downhill to Los Muertos beach and pier, Olas Altas, Basilio Badillo, the Saturday market in Lázaro Cárdenas park and Hospital CMQ; upper Alta Vista, the WIVC hill above the Pemex, is an Uber back up.

Quiet and residential: older detached villas often sold in original condition as renovator's projects, and boutique modern condos, V Estrella's twenty-four residences with a rooftop pool, Pulpito 468 and Finca Los Agaves with eight units each, and SOHO PV's 124 units with a hillside pool on Insurgentes as the one large tower. Buyers are long-stay Canadian and American expats, Mexican families and rental investors on the lower walkable blocks. The only nightlife noise drifts up from Basilio Badillo and Olas Altas; the airport is ten to fifteen minutes off-peak, up to forty in cruise traffic.

Practical points. The slope is severe and the cobblestones rough for strollers, wheelchairs and low cars; parking is nearly nonexistent and most condos include one space. Neighbours reported several upper streets in critical condition in 2025 and Cafeto is under a municipal retaining-wall rebuild, so the risks are slope drainage, walls and access rather than standing water. Newer buildings impose rental caps, noise and pet rules and extraordinary assessments, so ask for the reglamento and twelve months of dues; foreigners hold through a fideicomiso.
