About Emiliano Zapata

Emiliano Zapata is the official name of the colonia everyone calls the Zona Romántica, the Romantic Zone or Old Town: a flat nine-by-nine grid south of the Río Cuale, bounded by the river, the Libramiento tunnel, Playa Los Muertos and Calle Insurgentes where the ground rises towards Amapas. The name stuck in the sixties and seventies when artists settled south of the river. Inside it are Los Muertos beach and its sail-shaped pier at the end of Francisca Rodríguez, the El Púlpito and Las Pilitas rocks at the beach's south end, Lázaro Cárdenas park with the Saturday market, Basilio Badillo, which is restaurant row, and Olas Altas, the oceanfront café strip. Buyers name the sub-pockets: the Badillo strip, the Olas Altas front, the pier end, the park block, the quieter north edge by the river.

Condos outnumber houses by far, and most of the pre-construction in the whole city is here: South Bay, EVA, Ofrenda, Varia and their neighbours. Long-stay Canadians and Americans, Mexican families on the north edge, and one of Latin America's largest LGBTQ+ communities live side by side. Hospital CMQ City Center is inside the colonia on Basilio Badillo, with a 24-hour bilingual emergency room. The Malecón is a five-to-ten-minute walk across the Cuale island; the airport ten to thirteen kilometres, fifteen to twenty-five minutes off peak and up to forty on cruise days.

Practical points. The streets nearest the river flooded when Hurricane Nora overflowed the Cuale in 2021; ask for ground-floor elevation there. Cobblestone one-way streets, almost no on-street parking; most condos include one space, older houses none. Olas Altas, Basilio Badillo and the Blue Chairs corridor are loud Thursday to Sunday nights; ask for a north-of-park or courtyard unit if that matters. Dues and short-term-rental caps vary widely between towers; read the reglamento and twelve months of actual dues before the deposit. A single road closure, a flood, a parade, the Saturday market, can isolate a sub-pocket for hours.
