Fluvial, Fluvial Vallarta, Residencial Fluvial Vallarta, is the planned suburban district between Avenida Fluvial Vallarta and Avenida Francisco Villa, flat, wide, paved, with underground wiring and zoning that bars nightclubs and industry; its streets are named for rivers and lakes, Rhin, Potomac, Diamante, Amarillo, Cutzamala, Michigan, Superior, and Parque Fluvial Vallarta is the central anchor. Costco, La Comer, Walmart Macroplaza, San Marino Square and Banorte are a ten-minute walk from most addresses, and Hospital CMQ Premiere sits on the Fluvial–Versalles boundary with a new specialty hospital under construction inside the district.

One- and two-storey houses dominate, mostly brand-new inside gated clusters, Entre Ríos the master gate, Las Gemelas on Río Cutzamala, with Valarte on Avenida Fluvial as the flagship mid-rise. Buyers are local families, Mexican professionals and American and Canadian expats who want a yard; demand is long-term residents, not short-term vacationers. There is no beach: Playa Las Glorias is five to ten minutes by car, the Malecón fifteen to twenty, the airport about fifteen.

Practical points. The Plaza Caracol drainage canal north of the district overflowed in the September 2025 storm and Avenida Francisco Villa closes in heavy rain, so avoid the lowest lots by the canal and the Río Rhin and Río Cutzamala streets until the notary shows flood elevations. Every cluster has a reglamento that caps short-term rentals, restricts pets and sets noise hours; read it before a deposit. New streets are missing from some maps, so write the formal street name into the deed. The clusters are registered fraccionamientos with no ejido parcels reported, and the notary still runs the registry checks.
