Versalles & Fluvial Vallarta — the MLS label is Francisco Villa West, which nobody uses — is what buyers ask for. This is in-town, suburban Puerto Vallarta on the inland side of the Hotel Zone: flat, paved, ten minutes from the airport, and with no beach of its own. The nearest sand is Playa Las Glorias, a ten-minute walk from the edge of Versalles.

Versalles is the grid of European street names, Viena, Hamburgo, París, that became the city's restaurant district and its busiest condo market. New mid-rise buildings, foodies, remote workers, first-time foreign buyers, and a year-round rental demand from people who live and work in Vallarta rather than from tourists. Fluvial Vallarta, east of Avenida Fluvial, is the planned subdivision that families and retirees choose for a house with a yard: wide paved streets, underground utilities, gated clusters such as Entre Ríos, Costco and the supermarkets at the door. Los Mangos and Díaz Ordaz are the older, quieter, mostly Mexican colonias on the edges, with only a handful of listings each.

Practical points. A car is effectively required between colonias. Versalles has documented street flooding after heavy rain, with sewage backing up on Viena, Havre, España and neighbouring streets in the 2025 storms; walk the block in the rainy season and check ground-floor elevation. Daytime construction noise is the norm in Versalles for now. Everything here is inside the restricted zone, so foreigners buy through a fideicomiso; in pre-construction ask for the escrow terms, the delivery date and the homeowner-association structure before you sign.
