5 de Diciembre, Cinco, 5D, is the colonia just north of Centro and south of the Hotel Zone, from Playa Camarones on the bay up to the Sierra Madre foothills; the name marks the date in 1929 when Ejido Puerto Vallarta received its land grant, and the Panteón 5 de Diciembre of 1951 is one of its symbolic corners. The flat lower half sits around Playa Camarones with the Mangos and El Solar beach clubs, the parish of Nuestra Señora del Refugio on Plaza Hidalgo, the Mercado del Mar and Casa Ley; the upper half, la pechuga, climbs steep streets with bay views. Calle Colombia and Calle Ecuador form a medical corridor. The Malecón is a five-to-ten-minute walk south, the airport ten to fifteen minutes by car.

Walkable, mixed-income and mid-density: older Mexican family homes, renovated hillside villas and boutique condo buildings of around twenty-four units, very few high-rises. Residents and buyers are American and Canadian expats, digital nomads, artists, the LGBTQ+ community, local families and a growing share of rental investors. Pre-construction runs to Higuera on Colombia a block from the beach, MDY Vallarta on Lirios, V Boulevard on Medina Ascencio, Palmare and Alero; built stock includes The Ava, The Colonial, Torre Doze, Kuu Tower and Vista Bahía.

Practical points. Old Vallarta has no quiet zones: street musicians, roosters, weekend mariachi and the bakery jingle truck at ten at night are normal. Parking is scarce on the cobblestone interior and older homes rarely have any. The hillside streets are steep, so check drainage and retaining walls; the rental rules differ building by building, so read the reglamento; and foreigners hold through a fideicomiso.
