About Centro — Downtown & the Malecón

Centro — Downtown & the Malecón (the MLS calls it Centro North) is everything north of the Río Cuale through downtown and the cobblestone hills above it. Buyers say Centro, Downtown, Old Vallarta, or the colonia. El Centro is the historic heart: the Malecón and its sculptures, the Parroquia de Guadalupe and its crown, the plazas, galleries and nightlife, dense, mixed-use and pedestrian. 5 de Diciembre, with two thirds of the area's listings, is the flat grid and hillside just north of it centred on Playa Camarones: traditional Mexican houses, small condo buildings, hillside renovations, a growing café scene and most of the new construction. El Cerro is the hill above the centre, cobblestone lanes climbing to the Mirador de la Cruz. Gringo Gulch is the tiny historic pocket on the river's north bank above the church where Taylor and Burton lived. Olímpica and Lázaro Cárdenas are the flat, asphalt residential colonias east of the Hotel Zone boulevard, quieter and mostly Mexican.

The downtown core and the flat colonias are as walkable as anywhere in Mexico; El Cerro, upper 5 de Diciembre and Gringo Gulch are steep. Buyers are people who want to live on foot in the middle of the city, including many who rent their place out when they are away.

Practical points. The airport is about nine kilometres, ten to fifteen minutes off peak up Medina Ascencio and twenty in traffic. Hospital CMQ has a 24-hour bilingual centre on Basilio Badillo. Cobblestone streets mean scarce parking; a space is worth paying for. In pre-construction ask for the escrow terms, delivery date and registration in writing, and on the hillsides ask about slope drainage and retaining walls rather than flooding. Every purchase is inside the restricted zone and goes through a fideicomiso.
