Terralta and Los Amores are two adjacent gated developments on the lower hillside east of Highway 200, above Bucerías centre, that the MLS treats as one community; the turn-off is the last stoplight on the highway in Bucerías. Terralta comes in three phases climbing the hill, the third with its inner cotos Caracol, Estrella and Tule; Los Amores 1 and 2 are the gated house enclaves with pools, clubhouse and gym and 24-hour security. Plaza Los Amores, the strip mall with restaurants, a café and services, is the everyday shopping.

Mostly single-family houses, terraced streets with bay and mountain views, low density and quiet nights, plus the Quadrant condo tower and the smaller Vista Bucerías on the hillside. Buyers are Canadian and American retirees and snowbirds and Mexican families who want a house with a pool five to ten minutes' walk from the sand at prices below the beach.

Practical points. You will cross Highway 200 to reach the beach and the centre; a car is the norm for the upper phases. Homeowner dues fund the gates, pools and security; ask for twelve months of actuals and the rules. Hillside lots want the drainage and retaining walls checked in the rainy season, and the notary should confirm the parcel's ejido history.
