Playa de Huanacaxtle is a condo-only beach strip that the MLS files under Bucerías though it belongs to the neighbouring town of La Cruz de Huanacaxtle: the formal fraccionamiento Playas de Huanacaxtle along Avenida Playa Los Picos and Boulevard Riviera Nayarit, on the coves north of the Zona Dorada. Lower density than the Zona Dorada, with the newest towers clustered on Playa Los Picos, V Bucerías, Vista Bahía, Maiiri, Narval Norte, and the Mar Azul building on the Destiladeras cove, plus a quieter interior of smaller units and a couple of small hotels on the Pontoque and Del Beso streets.

Buyers are snowbirds, rental investors and retirees who want a beachfront tower a few minutes from both Bucerías's restaurants and La Cruz's marina. Almost nothing here is a house.

Practical points. The beach is at the door, through building gates or open access. Map the address before assuming Bucerías Centro is walkable; it is a drive. Homeowner dues on the beachfront towers run to several thousand pesos a month and vary with the amenities; ask for twelve months of actuals and the rental rules. Confirm setbacks and elevation on the beachfront, and let the notary check the parcel's origin before you sign.
