About Bucerías

Bucerías is the largest inventory in the bay and, by the square metre, the best value of the major coastal zones. It is a real town on the Nayarit side, founded in 1864, with a plaza, a church and a market, and eight kilometres of uninterrupted beach running in both directions. The MLS splits it into seven communities. Bucerías Centro is the historic core north of the Arroyo del Indio: cobblestone streets, renovated traditional houses, boutique hotels, the Sunday market. Zona Dorada, the Golden Zone, is the beachfront strip south of the arroyo where the newer condo buildings stand, linked to the centre by the Paseo del Beso. Terralta and Los Amores are the gated hillside subdivisions above town, houses with bay views, a car needed. Buenos Aires and Los Árboles are the inland residential colonias, and Playa de Huanacaxtle, although grouped under Bucerías by the MLS, is really the southern beach of the neighbouring town of La Cruz de Huanacaxtle.

The mix is half Mexican residents, half Canadian and American expats, with the Canadians here since the RV days of the 1980s. The building code caps height at seven floors, so nothing here looks like the Hotel Zone. Kitesurfers and windsurfers know it for the afternoon wind.

Practical points. The airport is fifteen to eighteen kilometres south, twenty to thirty-five minutes, on the one road in and out, Highway 200, which bisects the town. Hospital CMQ has a 24-hour bilingual emergency room in town, and the Nuevo Vallarta hospitals are fifteen minutes away. Tap water east of the highway can be brackish; most houses run cisterns and filtration, so ask. The Arroyo del Indio is the town's drainage path and floods in heavy rain; check the elevation of a ground-floor unit. Foreign buyers hold coastal property through a fideicomiso, the renewable bank trust; have the notary confirm the parcel's ejido history before closing.
