About Rincón de Guayabitos, La Peñita & Chacala
Rincón de Guayabitos, La Peñita & Chacala — the MLS calls the whole cluster Guayabitos — covers all of Jaltemba Bay, three contiguous towns on a crescent of sand an hour and a half north of the airport, plus the separate cove of Chacala further up the coast. La Peñita de Jaltemba is the largest and the working hub, with the banks, the Thursday tianguis, the church and plaza two blocks from the beach, and most of the listings. Rincón de Guayabitos is the holiday town on the long beach: a hotel zone at the south end with the palapas and the all-inclusive, and a quieter residential zone of cobblestone streets and gardens at the north end. Los Ayala is the smallest, a few hundred year-round residents on its own small bay behind a rocky point. Chacala, twenty-five minutes north via Las Varas, is a fishing village of three hundred people on one of the few certified clean beaches in Nayarit, with the gated hillside of Marina Chacala above it.
Buyers here are overwhelmingly Mexican, Guadalajara families above all, a long-standing Canadian snowbird community, and budget-conscious retirees. Prices are a fraction of the bay's.
Practical points. The airport is seventy-five kilometres, seventy-five to ninety minutes on Highway 200, the only paved road in and out, which has closed in rainy-season slides; Tepic's airport is an alternative at a similar distance. There is no hospital in the cluster: primary care at the health centre in La Peñita, and the nearest full hospital is CMQ in Bucerías, about an hour south. No international school. Semana Santa and the Christmas weeks bring Guadalajara in force; the rest of the year is quiet, which is the point.
