La Peñita, La Peñita de Jaltemba, el pueblo, is the civic and commercial hub of Jaltemba Bay, about 10,600 people in the 2020 census, north of Guayabitos across the narrow Río Guayabitos: La Avenida, the palm-lined boulevard from Highway 200 to the sand, the plaza and church, the Fishermen's Statue, the estuary and the Bridge of Life, banks, Bodega Aurrera, Coppel, the post office, the regional bus terminal, Hospital Joya La Peñita and the 300-stall Thursday tianguis. North of the plaza the sand becomes El Playón, eight kilometres of largely empty beach toward Punta Raza.
No high-rises: single-family walled houses with pools, small condo regimes such as Paraíso del Mar, and beachfront pre-construction on the El Playón edge, NUKMA's fifty-four apartments with two pools and Canto del Mar. Buyers are Mexican nationals from Guadalajara and Mexico City, Canadian and American snowbirds returning for twenty to forty winters, and budget authenticity-seekers; fixer-uppers start around eighty thousand dollars and beachfront three-bedrooms reach the high five hundreds. Spanish-first and early to bed; most of the bay closes by ten.
Practical points. The Río Guayabitos floods in the June-to-October rains with named bridge flood points, and the estuary and the bridge sit in the same drainage, so check elevation. El Playón is unpatrolled with stronger rips. FONATUR's long-flagged El Capomo resort north of town is not built; if it proceeds it changes the market. Urban development began in 1971 on ejido sales, so verify titled versus ejidal on every lot; foreigners hold through a fideicomiso; the IMSS clinic is poorly regarded and reliable private care is in Bucerías.
