Los Ayala, Playa Los Ayala, is the smallest and southernmost of the three Jaltemba Bay towns, about six hundred year-round residents, separated from Playa Guayabitos by a rocky outcrop with its own small, calmer bay, seventy-five kilometres and about ninety minutes north of the Vallarta airport. Small condo projects and single-family houses, a few walled villas, no high-rises; buyers are Mexican nationals from Guadalajara and Canadian snowbirds. Water pressure and potability vary, so cisterns and tinacos are standard; the notary confirms title on land that was ejido before the PROCEDE conversions; foreigners hold through a fideicomiso.
