Nuevo Ixtapa, Fraccionamiento Nuevo Ixtapa, is the newer inland subdivision east of Ixtapa's centre, behind the airport on state road 544, where the delegación's new-build demand concentrates: the Foresta buildings with pool, gym, tennis and 24-hour security, two- and three-bedroom condos in the mid-hundreds of thousands of dollars, and Blossom Grand Park, a 568-unit pre-sale marketed as the fastest-growing zone in Vallarta. This is Ixtapa, Jalisco, a suburb of Puerto Vallarta, not Ixtapa-Zihuatanejo.
Buyers are Mexican middle-class families and first-time investors in pre-sale condos; there is no beach and no tourist zone, and the pocket is vehicle-dependent. Road 544 and the Las Juntas interchange were under construction through 2025 with flooding at the La Desembocada bridge, so time the commute. Pre-sales ride on the developer's delivery schedule and escrow, and the condo regime's fee history should be in hand before a deposit. The airport is ten to fifteen minutes.
