About Ixtapa, Puerto Vallarta
Ixtapa here is the delegación of Puerto Vallarta behind the airport, about twenty-four thousand people, and not the Ixtapa-Zihuatanejo resort in Guerrero five hundred kilometres south. It is the city's largest suburb outside the centre and one of its fastest-growing, full-time Mexican residents above all, with houses and new condos at the lowest prices in the municipality. Centro Ixtapa is the old delegación seat with its plaza, church and market, a traditional colonia with small landholdings on its edges and a ten-hectare archaeological site of ceremonial mounds. Nuevo Ixtapa, east of the centre, is the newer fraccionamiento where the condo projects are, Foresta already delivered and a five-hundred-unit pre-sale marketed as the zone with the most growth in Vallarta. Banus I to IV are the gated cotos of modest three-bedroom houses inside Fraccionamiento Real Ixtapa. Palmar, Jardines de Ixtapa and 1 de Mayo are pockets with one or two listings.
Buyers are Mexican middle-class families and first-time investors, and a few foreign buyers who want a house or a new condo at city prices with no expectation of a beach.
Practical points. The airport is six to ten kilometres and ten to fifteen minutes; downtown is about twenty minutes, or thirty to forty-five on the Ixtapa bus. No beach; the nearest swimmable sand is fifteen to twenty minutes away. No hospital in Ixtapa; CMQ and Joya are fifteen to twenty minutes. The state road 544 through Las Juntas is the spine and was under reconstruction in 2024 and 2025 with lane closures. Civil Protection counted Ixtapa among the worst-hit districts in the 2026 rains: check the street, the elevation and the arroyos before buying a ground floor, and in pre-construction get the escrow terms and delivery date in writing.
