Centro Ixtapa, el pueblo, is the plaza core of the Ixtapa delegación behind the airport: the Plaza Principal between Calle Independencia and Calle Juárez with the parish and the municipal market, El Domo two blocks west, and a residential ring of Marfil, Estaño, Arrayán, Árbol del Coral and Frida Kahlo one block off, with state road 544 on its western edge. Ixtapa, Jalisco, not Ixtapa-Zihuatanejo. About 3,500 to 4,000 residents with an average age of twenty-four and some 220 shops.
One- and two-storey houses with rooftop rooms, one mid-rise condo, Condominio Arcangel on Juan Escutia with two-bedroom units in the mid one hundred thousands, and a rare gated pocket at Jade Residencial on Marfil. Buyers are Mexican middle-class families; the foreign share is small, there is no beach, and the flat grid is walkable to fondas, tiendas and the plaza. The airport is ten to fifteen minutes, Playa Las Glorias fifteen to twenty, the Malecón twenty; the Ixtapa bus from the Romantic Zone takes thirty to forty-five minutes.
Practical points. Street flooding on the road 544 corridor and adjacent centre streets is documented, with municipal cleanups on Pino Suárez, so avoid ground-floor units and ask about pump-out history. Older callejones have low water pressure, so verify cistern and pump. Parking is on-street for older houses; the road-544 edge is loud at commute hours.
