About Las Glorias
Las Glorias, the south Hotel Zone, the south towers, is the largest and oldest pocket of the Hotel Zone: Playa Las Glorias, 940 metres long and about thirty wide with a steeper shore than the beaches north of it, from the Los Tules creek beside La Madalena to the arroyo at Costa Club Punta Arena where Playa Tranquila begins, with Boulevard Francisco Medina Ascencio fronting every beachfront building, Plaza Las Glorias on Avenida de las Garzas, Plaza Caracol a block north, and the Versalles cafés on Hamburgo and Francia a block inland. The beachfront row is resort conversions and older condos, Las Palmas by the Sea, Sunset Plaza, Plaza Pelícanos Grand and Club, Canto del Sol, Secrets Vallarta Bay, Costa Club Punta Arena; the new pre-construction sits on Calle Febronio Uribe, Harbor 171 with 284 units and the three 28-storey Tridenta Towers with a beach club and pádel courts, due 2026 to 2028.
Almost entirely condos and timeshare conversions, no houses: lock-and-leave for American and Canadian snowbirds, rental investors and second-home owners, spread across more and smaller buildings than the mega-towers of the Icon area. The Malecón is eleven minutes by car, Hospital Joya Marina a block inland, CMQ Premiere ten minutes, the airport ten to twenty.
Practical points. Boulevard traffic, the boulevard repaving works and the Tridenta and Harbor 171 construction are the noise. The two southern public beach accesses are compromised by construction; use the Los Tules creek at the north end or Calle José Clemente Orozco mid-beach. Las Glorias drops off faster than the beaches to the north. Rental caps and minimum lease terms differ building by building and the older timeshare stock has its own reserves, so read each regime; foreigners hold through a fideicomiso.
