About Hotel Zone

The Hotel Zone, la Zona Hotelera, is the flat strip of towers and beachfront resorts along Boulevard Medina Ascencio between the cruise terminal and the north end of downtown. The MLS splits it into four communities that run north to south: Playa de Oro at the airport end, Los Tules with its older garden condos and timeshares, the Grand Venetian and Icon Vallarta area with the tallest and newest towers, and Las Glorias at the downtown end, where most of the pre-construction is going up. The four beaches carry the same names: Playa de Oro, Los Tules, Las Glorias and Tranquila, all public, reached through named access points between the resorts.

Almost everything for sale here is a condo in a tower, from 1970s resort conversions to buildings still being delivered. Buyers are snowbirds, retirees and short-term-rental investors who want lock-and-leave living, a pool and a gym, and the beach downstairs. It is less walkable than Centro or the Romantic Zone for daily errands; most owners drive or take a taxi, and the malls, Walmart and Sam's Club are within ten minutes.

Practical points. The airport is six to ten kilometres away, ten to twenty minutes depending on the hour; the Malecón is about four kilometres south. Because the building stock spans fifty years, HOA dues, reserves and common areas are not comparable from one tower to the next; ask for the actuals. Several buildings restrict short-term rentals or require their own rental programme, so confirm the rules before you buy as an investor. Traffic and construction noise along the boulevard are part of life here.
