Grand Venetian & Icon Vallarta is the tallest, newest pocket of the Hotel Zone: three beachfront mega-towers of about twenty-five storeys, Icon Vallarta on Avenida Paseo de las Garzas, the Grand Venetian towers 1000, 2000 and 3000, and Peninsula Vallarta with its retail plaza, all on Playa Las Glorias between Los Tules and the Las Glorias strip, with Plaza Caracol across Boulevard Francisco Medina Ascencio, the Puerto Mágico cruise terminal a block north and Hospital Joya three blocks up the same boulevard. Newer stock includes Zoho Skies opposite the cruise terminal and, by some brokerages, Marbella, Kai Loft, Condomar and Paramount Bay.

It is almost entirely condos, gated towers with concierge, beach clubs, infinity pools, spas and theatres rather than an open town; buyers are Canadian and American snowbirds, rental investors and second-home owners who want lock-and-leave on the sand ten to fifteen minutes from the Malecón and the same from the airport.

Practical points. The boulevard is a four-lane artery and construction is a steady backdrop. Las Glorias drops off faster than the beaches north of it; keep small children in the flagged hotel zones. Public beach access is easiest at Calle Clemente Orozco mid-beach. Cruise-ship days swing foot traffic and rental performance. Each tower runs its own regime and rental rules, Icon with an integrated rental programme, so get the reglamento and twelve months of dues before a deposit; title exposure here is the lowest in the corridor, but the notary still checks the escritura and the condo regime.
