Las Juntas, Las Juntas y Los Veranos, is the flat former farmland on the north side of the airport past the Las Juntas interchange and overpass, now gated townhouse subdivisions, Villa Paradiso, Ébano Residencial, Casita Las Juntas, of two- and three-bedroom houses around 115 to 125 square metres. Working Vallarta, not tourist Vallarta: buyers are price-driven locals, long-stay Mexican families and a few expat investors chasing the lowest entry point near the airport.
It is car-dependent, with the runway approach across the highway and the interchange under reconstruction through 2026. The land was historically ejidal, so the notary confirms full escritura before any deposit; the flat fields drain poorly in hurricane rain, so check elevation and last season's flooding; and the gate's dues and rules go in writing.
