Victoria, is the working-Vallarta condo corridor south-west of the airport runway along Avenida Manuel Lepe Macedo, the axis of development it shares with Parque Las Palmas to its south, with the El Salado estuary on its eastern edge and Pitillal two kilometres east; postal code 48317 with Central Camioneras and Villas las Flores. The stock is going vertical: Torre Kumarú and Torre Koba at Manuel Lepe 205, Senna Urban Center under construction at 209 with sixty-four apartments over shops, Unatú at 188 with 116 units due in April 2028, and Amarea Living Space by Grupo GOVA in planning, around blocks of houses. Instituto Tepeyac's bilingual campus, a pádel complex and ground-floor restaurants are within a ten-minute walk.

Buyers are Mexican families, long-stay retirees and foreign investors chasing a lower entry than the Marina or the Hotel Zone; there is no beach and no ocean view, the closest sand at Marina Vallarta or Las Glorias is ten minutes by car, the Malecón fifteen, the airport four to six. Flight-path noise and construction noise are the constants, so check a unit's orientation; the estuary edge and flat ground make rainy-season drainage the other check; pre-construction needs the developer's escrow and delivery terms in writing, and dues at the built towers run around 5,400 pesos a month.
