About Las Juntas & Guadalupe Victoria

Guadalupe Victoria & Las Juntas (the MLS calls the cluster Airport, and nobody uses that) are the four colonias around the terminal on the Tepic highway; people also say Villas las Flores or la Central Camionera. This is working Puerto Vallarta, not tourist Puerto Vallarta, and none of it is on the bay. Guadalupe Victoria, just south and east of the runway, is the largest and where the new mid-rise condo towers are rising along Avenida Manuel Lepe Macedo; buyers are price-driven locals, Mexican families and a smaller group of expat investors looking for a lower entry than the Marina or the Hotel Zone. Las Juntas, north of the airport past the interchange, was farmland and is now gated townhouse subdivisions on flat ground. Villas las Flores is the small colonia at the terminal itself, and Central Camioneras is the pocket around the long-distance bus station.

Practical points. The airport is five minutes from everything here, and so is aircraft noise; visit at different hours. Downtown is ten to twelve kilometres south, twenty to thirty-five minutes down Medina Ascencio. The nearest beach is Marina Vallarta, ten to fifteen minutes. There is no hospital in the cluster; CMQ Premiere and Joya are fifteen to twenty minutes south. The El Salado estuary borders Guadalupe Victoria and the narrow streets of Villas las Flores and Las Juntas can flood in the July-to-October rains; check the street and the elevation. The Las Juntas interchange is under reconstruction in 2026, which affects access daily. In pre-construction ask for the escrow terms and delivery date in writing, and have the notary check the ejido history of Las Juntas parcels.
