About El Tondoroque
El Tondoroque, Tondoroque, is the inland fringe north-west of Mezcales, west of Highway 200, named for the old hacienda that predates the 1959 highway, anchored by the private Hospital Tondoroque on Calle San Vicente and drained by the Arroyo de Tondoroque toward the Río Ameca, with the El Quelele reserve on its south edge. Converted in the last decade into walled subdivisions for Mexican middle-class families and a smaller foreign pool: Aldea Hortus with its thirteen cotos, per-coto clubhouses, semi-Olympic pools and pickleball, Ikalhia and Real Tondoroque lots, Refugio Laguna against the reserve, La Fronda two minutes from Plaza Lago Real, and Matiari.
House-dominant, low to medium density, quiet by day, and car-dependent: the plaza, the tianguis and the hospital are by vehicle or colectivo, the beach ten to fifteen minutes south, Hospital Joya and CMQ about fifteen, the airport eleven to fifteen. It suits first-home families and investors who want new construction at the region's entry prices. The arroyo crosses the pocket and has swept cars in heavy rain, the highway laterals flood here, and the Ameca's backwater reaches it when the river crests, so ask how the street drained last season; older solares on the periphery are ejido-derived, so the notary's registry check comes first; and each gate sets its own dues and rental rules.
