Marina Vallarta, the Marina, is the planned resort district between Avenida Francisco Medina Ascencio, the bay, the airport runway and the Marina Vallarta golf course, built around a yacht basin carved from mangrove at the end of the 1980s: the bronze humpback whale at the entrance, Plaza Marina and Plaza Neptuno with about thirty stores, the boardwalk ring of restaurants around the basin, the 110-foot El Faro lighthouse with its rooftop bar at the end of Calle Timón, the Joe Finger golf course of 1989, the Thursday-evening art and market from October to May, and the American School campus, all within a ten-minute walk of nearly every address. Paseo de la Marina is the spine, splitting into Norte for the hotel-beach arc and Sur for the channel and golf side; the cross-streets are nautical, Ancla, Mástil, Popa, Proa, Timón, Quilla, Vela.

Condos dominate, in five clusters buyers name: the beachfront towers on Playa Salado, Shangri-La, Los Caracoles, Portofino, Bay View Grand, Tres Mares at twenty-one floors, Velas, the Westin, Marriott and Mayan Palace resorts; the marina-front and channel condos, Nima Bay, V Marina, Royal Pacific, Marina Las Palmas, Marina del Rey, Puesta del Sol, and Espacio Marina & Golf, the inventory leader; the golf-course condos and fairway houses, V Golf, Gaviotas, Quinta Esmeralda; the lighthouse end; and Marina Towers, twenty-five storeys in pre-construction. A real supply of single-family houses on fairway lots is rare in Vallarta. Buyers are American and Canadian snowbirds, boaters, golfers, retirees and rental investors; the airport is five minutes, downtown fifteen to twenty.

Practical points. The loudest things are the boardwalk crowds in season and aircraft over the inner canal side, so check a unit's position. The basin's slip count is quoted anywhere from 354 to 500, so confirm any slip in the deed rather than the brochure. Dues span old resort towers and new pre-construction, so ask for twelve months of actuals and the rental rules per building, and verify the developer's escrow on Marina Towers. Foreigners hold through a fideicomiso.
