About Marina Vallarta

Marina Vallarta is the city's first master-planned resort community, built from 1986 around a 450-slip yacht marina, an eighteen-hole Joe Finger golf course, hotels and residences, and it still has its own identity apart from the historic centre: wide flat streets, a gated perimeter with controlled access, and the airport five to ten minutes away, the closest residential area to it. The MLS community called Marina Vallarta is the whole master plan: beachfront towers, marina-front condos, fairway homes and the Plaza Marina commercial centre. Punta Iguana and Puerto Iguana are the private canal-front villa enclaves at the marina channel with slips in front of the houses, and Isla Iguana is a small gated pocket of townhouses near the airport with cobblestone paths.

Buyers are retirees and second-home owners who want order, golf and boats, plus winter-season rental investors with steadier, less dramatic returns than the Romantic Zone. Everything daily is inside the gates: supermarket, pharmacies, banks, the Thursday evening market on the boardwalk, the restaurants of Calle Popa, the lighthouse bar at the end of Calle Timón, and the American School of Puerto Vallarta, walkable from most of the development.

Practical points. Downtown is ten to fifteen minutes south. Public beach access is at the airport end only; the beach in front of the towers is walkable end to end. Crocodiles live in the marina channels: signs warn against approaching the water at night, and three were captured on a single day in September 2026, so keep dogs leashed near the canals. The stock is largely 1990s resale, so homeowner dues, reserves and the condition of common areas vary from tower to tower; ask for the actuals and the last engineering report. Aircraft noise reaches the canal side; visit at different hours.
