Las Gaviotas, Fraccionamiento Las Gaviotas, is the residential hillside above La Cruz's centre, north-west of the plaza and east of Highway 200, its streets named for birds, Pelícanos, Zalcetas, Albatros, Flamingos, Golondrina, Sierra, with the Pelícanos and Zalcetas corner as the pivot and Playa La Manzanilla two blocks south. The second-largest address in La Cruz after the centre: two- and three-bedroom condos in mid-rise buildings of three to six floors, each running its own association, plus a tail of houses and lots on the Flamingos and Golondrina row. Named buildings are MAHARI, twenty-four residences with two rooftop pools due mid-2028, Gran Plaza's twelve units, AEHECA on Sierra, Cruz de Mar, Torre Pacifica on Albatros, La Joya Huanacaxtle's eighty-nine units and Canuva Lux on Zalcetas, Formentera at the corner, and Karima Bay on the boundary with the centre.
Buyers are snowbirds, boaters and rental investors who want the plaza, the malecón restaurants and Marina Riviera Nayarit within a ten-minute walk and quieter nights than the centre; the main noise is construction on the new builds. Dues run from about 2,300 pesos a month at Cruz de Mar to over 6,000 at AEHECA, so ask for each building's actuals and rental rules. Some frontages are still unpaved and the upper blocks need a car; the water is municipal with tinacos; the notary checks the parcel's ejido origin; hospital CMQ in Bucerías is fifteen minutes, the airport twenty-five to thirty-five.
