About La Cruz de Huanacaxtle
La Cruz de Huanacaxtle, La Cruz to everyone, is a working fishing village of about nine thousand people wrapped around the largest marina on the bay, Marina Riviera Nayarit, with more than three hundred slips for boats up to four hundred feet. Pangas launch at dawn, the Sunday Mercado del Mar fills the pier from November to April, and the fish restaurants line the malecón. The MLS communities describe the town's rings. La Cruz Centro is the village itself: cobblestone streets, the plaza and church, locally built houses and the lowest price per square metre here. Las Gaviotas is the established gated community north of the centre where many long-term expats live, condos and houses with bay views. Real del Mar and Monte Calvario are the hillsides above town, one gated with panoramic homes, the other a local barrio and the value entry to La Cruz. Punta Esmeralda, on the point towards Bucerías, is the prestige address, a gated master plan of ocean-view condos and villas; Punta Pelícanos and La Puntilla are the low-density beachfront villa enclaves at the marina mouth; B Nayar is the newer luxury community with its own beach club between La Cruz and Bucerías; El Tizate, east of town, has the newest and most affordable construction.
Playa La Manzanilla is the calm swimming beach in the protected cove, and the coves towards Punta de Mita stay quiet. Buyers are sailors, long-stay expats and people who want a real town with a marina rather than a resort.
Practical points. The airport is about thirty kilometres, twenty-five to forty minutes, and downtown Vallarta thirty to forty minutes, on the one highway. Hospital CMQ Riviera Nayarit with ICU is fifteen minutes south in Bucerías. Hillside lots in Monte Calvario, El Tizate and Real del Mar need the drainage and arroyo setback checked; Hurricane Nora in 2021 flooded parts of Nayarit despite the bay's shelter. Gated communities and B Nayar carry homeowner dues and separate beach-club fees; ask for twelve months of actuals. Foreigners buy through a fideicomiso.
