About Sayulita
Sayulita is the surf town, a Pueblo Mágico since 2015, small in footprint and international in reputation, thirty-eight kilometres north of the airport on Highway 200. The MLS keeps all of it in one community, so buyers describe it by hill and street instead. Centro, the flat cobblestone grid around the plaza and the parish, has the restaurants, the Friday market and the main beach with its gentle beginner's break at the south end; it is the strongest short-term-rental demand in the area and the highest price per square metre. Gringo Hill rises directly above the plaza to the north: sunsets, ocean views, older bungalows and newer boutique condos, second-home owners. The North End towards Playa de los Muertos, the little cove at the end of a jungle path, is calmer and residential. Nanzal and the south end towards Playa Carricitos are surf-side and less dense, and the road east towards Higuera Blanca is where the jungle lots and newer builds are.
Buyers are surfers, remote workers, snowbirds and lifestyle investors; the Mexican population is concentrated in Centro. There is no international school in town; families commute to Vallarta.
Practical points. Forty to sixty minutes to the airport depending on traffic, on the one paved road, which has closed in rainy-season mudslides. The Sayulita clinic and the Banderas Bay clinic are in town; the 24-hour hospital is CMQ Riviera Nayarit in Bucerías, twenty kilometres south. Water pressure and quality are inconsistent on the hills, so most hillside homes run cisterns and filtration. Parts of the outskirts sit on ejido land, which a foreigner cannot hold through a fideicomiso; have the notary verify the RAN registration against the Public Registry before you sign anything.
