About Sayulita

Sayulita is the bohemian surf pueblo on the Nayarit coast, a Pueblo Mágico since 2015, about five thousand full-time residents, thirty-seven kilometres and forty to sixty minutes north of the Vallarta airport: Plaza Sayulita with the parish of Nuestra Señora de Guadalupe on its west side, Avenida Revolución as the commercial spine, the cross-streets Gaviota, Miramar, Palmar, Coral, Delfines, Bugambilias and José Mariscal, the Mercado Sayulita, the surf-school row and Playa Sayulita two or three blocks from the plaza, with the seasonal Río Sayulita crossing the south end of the bay and the Highway 200 bypass wrapping the town to the east. The pockets are Centro, Gringo Hill above it, named for the settlers of the 1980s, the North End along Calle Delfines with the jungle path to Playa de los Muertos, the Nanzal headland of recent high-end building, the South End and Tamarindos, the gated Caivamá hillside a block and a half from the beach, and the jungle lots east of the bypass toward Higuera Blanca.

No high-rises and no master-planned resort: about sixty percent older village casitas, boutique condo buildings of ten to twenty units, Mar Azul on the oceanfront, Trapecio and Ataraxia on the main street, Caivamá's buildings on the hill, and ocean-view and jungle houses on the edges. Buyers are surfers, remote workers, retirees and second-home owners from Canada, the United States and Guadalajara, and rental investors. The Sayulita Health Clinic and Banderas Bay Medical are in town, CMQ in Bucerías twenty kilometres south; noise peaks Thursday to Sunday nights around the plaza.

Practical points. The Río Sayulita floods from June to October, cuts the South End from Centro and closes the highway crossing in the worst storms. Miramar, Palmar and Coral are rough cobblestone; Gringo Hill and Nanzal have steep jungle driveways where cistern capacity, pressure at altitude, retaining walls and drainage are the checks; water pressure drops and shut-offs come with rainy-season demand. The Ejido de Sayulita is active and the federal INSUS is regularising parcels with the comisariado, so any land of ejido origin needs the notary's registry and agrarian check; foreigners hold through a fideicomiso; older casitas are outside any condo regime while boutique buildings carry rental caps and noise rules. Parking is tight and most renovated casitas have no garage.
