About El Pitillal North — Coapinole & La Floresta
El Pitillal North — Coapinole & La Floresta (the MLS calls it Pitillal North, a broker label nobody uses) is the northern half of El Pitillal, the old market town that Puerto Vallarta's sprawl absorbed and that still runs as its own place, split from Pitillal South by the Río Pitillal. People say El Pitillal, or the colonia: Coapinole, La Floresta, Lomas del Coapinole, Bobadilla, Brisas del Pacífico. This is the most Mexican large residential pocket inside the city, mostly low- to moderately-priced single-family homes with very little tourist real estate, and buyers are Mexican families and long-term residents, with a smaller group of foreign buyers who want a house at city prices rather than coastal ones. Coapinole is the largest, a traditional working grid; La Floresta is the residential pocket by the park on the western flank near Walmart and Plaza Caracol; Lomas del Coapinole is the newer hillside tier with gated pockets; the rest are small colonias with a handful of listings each. The pre-construction that exists is along Avenida México and Prisciliano Sánchez.
Practical points. The airport is five to eight kilometres, seven to eighteen minutes, and the Malecón about five kilometres, ten to twenty minutes; the C28 bus runs every fifteen minutes from Prisciliano Sánchez. No beach in the area; Marina Vallarta's is ten to fifteen minutes. The Pitillal centre around the San Miguel Arcángel parish, the market and the plaza is walkable; between colonias you need a car or the bus. CMQ Premiere is fifteen to twenty minutes. The Río Pitillal is the drainage line of the whole district and the 2026 rains flooded parts of Ixtapa and Pitillal; check the street and the elevation, especially near the river.
