Mascota, La Esmeralda de la Sierra, is a Pueblo Mágico since 2015 at about 1,268 metres in the Sierra Madre Occidental, some 14,500 people, two hours and 98 kilometres from the Vallarta airport over the winding mountain road: a walkable cobblestone centre around the Plaza Principal and the parish of Nuestra Señora de los Dolores, the unfinished Templo de la Preciosa Sangre, the Mirador de la Cruz, and the pilgrim's-circuit villages of Yerbabuena and Navidad a quarter-hour out, with the alpine Laguna de Juanacatlán forty-five minutes north. Nights stay between thirteen and eighteen degrees all year.
The listings are land and old houses, not condos: hillside subdivisions such as El Pinar de la Hermita, small lots in Cuauhtémoc, ranch parcels around Cumbre Verde and Presa Los Corinchis, and a few large mountain houses. Buyers are retirees, ranchers, hacienda restorers and lifestyle expats after cool air and colonial streets at prices far below the coast. There is no hospital, only clinics, and the nearest full provisioning is Vallarta; ejido tracts ring the town, so the notary confirms escritura on every parcel; and the road is slow in the June-to-October rains.
