About Sierra Madre
Sierra Madre is the MLS's mountain region: two colonial Pueblos Mágicos in the pine and oak forest above the bay, nowhere near a beach and priced far below the coast. Mascota, the Emerald of the Sierra, sits at about 1,270 metres with some fourteen thousand people, a walkable cobblestone centre around the plaza and the parish, the unfinished stone Templo de la Preciosa Sangre, the villages of Yerbabuena and Navidad on the pilgrim's circuit, the hillside lots of La Hermita and Cuauhtémoc, and the alpine Laguna de Juanacatlán forty-five minutes north. San Sebastián del Oeste, higher at about 1,480 metres, is a silver-mining town founded in 1605 with fewer than five hundred people in its core: a Plaza de Armas, restored casonas, the haciendas Jalisco, La Quinta and La Galera around it, and the La Bufa viewpoint above.
Buyers are second-home, retirement and hacienda-restoration people who want cool nights year-round, twelve to eighteen degrees, colonial architecture and quiet; this is a lifestyle market, not a rental market.
Practical points. San Sebastián is about sixty-four kilometres and an hour and a half from the airport, Mascota about ninety-eight kilometres and two hours, on winding mountain roads; the bus runs from the Versalles terminal in Vallarta. There are no big-box shops; full provisioning is in Vallarta. Medical care is a local clinic; serious care means the coast. Much of the land around Mascota is ejido or ejido-adjacent, and old casonas come with old titles: the notary's search of the deed and the RAN registry is the first step, and a builder's assessment of adobe and roof structures the second.
