About Sendero de Luna
Sendero de Luna, Fraccionamiento Sendero de Luna, Parques Universidad, is the gated master-planned node inland on the north-east side of the university district, immediately east of Villas Universidad and UNIVA, reached off Prolongación Villa las Flores through a single gate. What brokers mean by it today is the Vivento Hábitat Natural master project by GOVA: Vivento Los Encinos, 140 two-storey houses on 120-square-metre lots in the Roble, Encino and Encino Plus prototypes with a clubhouse, pool, gym, paddle and basketball courts, jogging track and pet park, the Los Fresnos condo towers in pre-construction, Coto Cedro 2, Colinas de la Bahía's condos on its avenue, and Colinas del Sol's raw lots.
Buyers are Mexican middle-class families, UNIVA staff and long-term-rental investors; the language is plusvalía and rental demand, not Airbnb. Houses list in the mid three hundred thousands with dues around 4,300 to 4,900 pesos a month. There is no commerce inside; the Avenida México strip with Walmart, Aurrera and Soriana is by car or bus, the beach seven or eight minutes, the airport ten to twenty, the Malecón fifteen. Every resident funnels through the one entrance, so time it at UNIVA's start of term; get the coto's reglamento and dues history; and check drainage on the flat ground in the rainy season.
