Monteón, Riviera Nayarit real estate: lots for sale

Monteón, El Monteón, is a small farming village of about 1,800 people on Highway 200 between Rincón de Guayabitos and Lo de Marcos, corn, chiles, citrus and brick yards, with no beach of its own; the wild three-kilometre Punta Raza beach is reached by a rough dirt track with water crossings and has no services. What the MLS lists here is La Mandarina, the 637-acre master plan on the ridge above the village that holds the One&Only and Rosewood Mandarina resorts and their branded residences, and the occasional large parcel around them; there are no condos, no grid and no mid-rise product.

Buyers for the MLS inventory are at the very top of the market, branded-residence and family-compound buyers; the village itself is workaday and not a tourist town, with bars that close early. The nine-hole Campo de Golf Ensueño on the highway and the Sierra de Vallejo biosphere reserve behind town are the local attractions.

Practical points. The new toll road junction at Monteón puts Vallarta about fifty-four kilometres and forty-five minutes away and the airport forty to fifty minutes; the free coastal road through Guayabitos and Bucerías takes over an hour. No direct bus. Full groceries and pharmacies are in Guayabitos or Lo de Marcos; the nearest clinics are San Pancho's community hospital and the Sayulita clinic, and full care is in Vallarta. Village streets are partly dirt. Land around the village is ejido or ejido-derived; the notary's search decides whether a parcel can be bought at all.
