About Mojoneras

Las Mojoneras is the working colonia east of the airport on the Jalisco-Nayarit line, about five thousand people, the closest residential colonia to the terminal at three kilometres and four minutes. It predates the airport boom: older one-storey homes, a weekend tianguis, warehouses and fondas along the highway, and now a thin layer of new gated subdivisions aimed at first-home buyers and Vallarta investors. The MLS splits it in two: Mojoneras, the original colonia with newer gates such as Valle del Mar, Los Médanos and Las Garzas, and Villas del Prado, the gated fraccionamiento built on Ejido del Coapinole land with 120-square-metre lots, concrete streets, underground utilities, 24-hour security and modest homeowner dues.

Practical points. No beach in the colonia; the north end of the Hotel Zone is about nine minutes and Marina Vallarta ten to twelve. Downtown is ten to fifteen minutes by car, forty-five by bus. There is no hospital in the colonia; Tondoroque, Joya and CMQ are twelve to twenty kilometres in different directions. September is the wettest month and the older edges are dirt and cobblestone; ask how the subdivision drained last season. Villas del Prado sits on former ejido land, so the notary must confirm the dominio pleno conversion and the deed on every lot, and in pre-construction get the escrow terms and the delivery date in writing.
