About Jarretaderas
Las Jarretaderas is the original pueblo on the Nayarit bank of the Río Ameca, nine thousand people, wedged between the El Tigre golf course of Nuevo Vallarta and the highway, and the MLS keeps almost everything in one community. It is a working Mexican village of carnicerías, tortillerías and taco stands along Avenida México, now ringed by a fast-growing belt of small and mid-rise gated condos and gated house subdivisions aimed at Mexican and foreign second-home and short-term-rental buyers: D'Toscana, Kayak Living, Residencial Pacífico, Palma del Rey, Azulejos, Quinta San Miguel and their neighbours along Avenida México and Prolongación Independencia. The attraction is simple: Nuevo Vallarta's beach, marina and golf ten minutes away at a fraction of Nuevo Vallarta's price.
Practical points. The airport is eight to eleven kilometres, ten to fifteen minutes by taxi, and downtown Vallarta twenty to twenty-five minutes over the Ameca bridge. There is no beach in the pueblo; the sand and the marina are about two kilometres west. Hospital Joya in Nuevo Vallarta and CMQ in Bucerías are ten to fifteen minutes for emergencies. No international school. Inside the gates the streets run from cobblestone to dirt; ask how the subdivision handled the last rainy season. The village is ejido in origin, so the notary must confirm the dominio pleno conversion and the deed on every lot, and in pre-construction get the escrow terms and delivery date in writing.
