About El Tuito

El Tuito is a mountain town, not a beach town: the municipal seat of Cabo Corrientes, about four thousand people in the Sierra Madre foothills forty to fifty minutes south of Vallarta, where Highway 200 turns inland after Boca de Tomatlán. The economy is cattle, corn, cheese and raicilla, the coastal agave spirit, and the centre is two blocks of plaza, kiosk and the two-hundred-year-old parish of San Pedro Apóstol with its altar built around a boulder; the Sunday market sells produce, cheese, raicilla and embroidery. The MLS keeps everything under El Tuito. What is for sale is lots and houses in small gated hillside developments in the oak forest such as Tierra Alta and Encanto del Tuito, ranch-style resales along the road to Chacala, land subdivisions like Llanos de San José, and the occasional converted boutique hotel in town.

Buyers are people who want a cool, quiet mountain base within reach of the coast: retirees, ranchers, a few remote workers. It is a lifestyle market, not a rental one.

Practical points. The airport is fifty-five kilometres and about fifty minutes; the blue El Tuito bus leaves from Basilio Badillo in the Romantic Zone. There is no beach in town; Mayto and Tehuamixtle are more than thirty-five kilometres west on a partly unpaved road, and Yelapa is a water taxi from Boca. Serious medical care is back in Vallarta. High-speed internet reaches the town and the gated developments run underground power, but confirm both at the specific lot. Much of the surrounding land is ejido; the notary's title search and the RAN registry come before any deposit.
